Washington County is worth watching right now.

The county is seeing new businesses, proposed residential development, commercial land-use requests, infrastructure projects and debates over entirely new types of development. That does not mean every rural lot is about to become commercial property, or that land values are automatically going up.

It does mean the map around a property can change over time. And that can change the value of the property.

Here’s what we’re watching as land investors in Washington County, and what buyers should understand before purchasing vacant land.

First: Washington County zoning is not one big static map

One misconception about zoning that new investors have, is that whatever a property is classified as today is what the entire surrounding area will look like forever, which is not necessarily true.

In reality, the county generally maintains a Comprehensive Plan, Future Land Use Map and Land Development Code. Property owners can also apply for Future Land Use Map amendments, which can change the planned use of individual properties, and there are often chances to vote at hearings to determine changes. The county's Planning Department generally provides the current Comprehensive Plan, Future Land Use Map, Land Development Code and an interactive land-use map online.

In 2026 an application involving approximately 8.39 acres at 4135 Pine Log Road in Chipley proposed changing the property's Future Land Use designation from Residential Low to General Commercial. The Planning Commission later approved the amendment and sent it to the Board of County Commissioners for final consideration.

The I-10 and Highway 77 area is especially worth watching

Chipley sits directly along I-10, with Highway 77 providing an important north-south route through the county.

Development discussions in Washington County have also repeatedly focused on Highway 77 and other transportation corridors. In 2024, Washington County Planning Commission Chairman John Gay told the Washington County News that he expected continued growth along the Highway 77 corridor, including the possibility of additional commercial and residential development.

In June 2026, Washington County announced that Evolution Welding planned to purchase property off Mary Helen Drive in Chipley's industrial park as part of an expansion into the area.

The county has also considered and approved individual commercial projects. In late 2024, for example, the Board of County Commissioners approved a major commercial development application for a Dollar General on approximately 4.99 acres near Corbin Road and Orange Hill Road after public discussion about traffic and other impacts.

This tells us that Washington County is receiving real development pressure, and some land-use patterns are changing parcel by parcel.

One of the newest zoning issues: data centers

THE hot button when it comes to real estate development. Everyone has their opinions on how data centers and the rise of AI should be handled, and there isn’t one easy answer. How Washington County will handle these changes going forward is still something that we dont know.

What we do know is that in August 2026, Washington County approved a one-year moratorium on new data-center applications in the unincorporated county while officials work through how this type of development should be regulated.

The county's authority applies to unincorporated Washington County. Incorporated municipalities such as Chipley, Wausau and Caryville control development within their own municipal boundaries.

For landowners, this is a great example of why "What's the zoning?" isn't always the only question, but things like

  • Who actually has jurisdiction over this property?

  • What does the Future Land Use Map show?

  • What does the current Land Development Code allow?

  • Are there proposed amendments nearby?

  • What major developments are being reviewed?

  • Are the rules themselves currently being changed?

will need to be considered going forward.

What we're watching next in Washington County

As land investors, we're particularly interested in changes that could affect where people want to live, where businesses want to locate and where infrastructure dollars are being spent.

For Washington County, that means we're keeping an eye on I-10 and Highway 77, Chipley-area commercial and industrial development, Sunny Hills, new subdivisions, Future Land Use Map amendments, road improvements and changes to the county's Land Development Code.

Washington County's Planning Commission generally meets monthly, and the county publishes planning information and meeting materials online.

That gives buyers and property owners something better than guessing: a way to actually watch what local government is considering.

Does development nearby automatically make your land more valuable?

No.

A commercial project two miles away isn’t going to magically double the value of a vacant lot.

Development is as one signal, not a guarantee.
