🏷️ R-1 vs. R-2 – What’s the Difference?
The main difference between these zones comes down to mobile home eligibility.
👉 R-1 zoning allows:
Site-built homes ✅
Modular homes ✅
Mobile/manufactured homes ❌ not allowed
👉 R-2 zoning allows:
Site-built homes ✅
Modular homes ✅
Mobile/manufactured homes ✅
So if you’re placing a mobile home, R-2 is where you’ll want to be.

🚐 Can I Live in an RV on My Land?
❌ Not permanently.
You can’t live in an RV full-time in R-1 or R-2 zoning.
But you can apply for a Temporary Use Permit (TUP) if you’re actively building a home. You'll need:
🏗️ A valid building permit
🚽 Approved septic system
⛺ The RV must be self-contained and temporary
TUPs are typically valid for 6 to 12 months.
🏠 Can I Put a Mobile or Modular Home?
✅ In R-2 zoning, mobile homes are allowed as long as they meet HUD safety codes and county installation requirements.
❌ In R-1 zoning, mobile homes are not allowed — no exceptions.
✅ Modular homes are allowed in both R-1 and R-2, as long as they’re built to Florida Building Code and placed on a permanent foundation.
📏 What Are the Setbacks and Lot Size Rules?
In R-1 zoning:
Minimum lot size is 15,000 square feet
Front setback: 25 feet
Side setbacks: 10 feet
Rear setback: 20 feet
In R-2 zoning:
Minimum lot size is 7,500 square feet
Front setback: 25 feet
Side setbacks: 10 feet
Rear setback: 10 feet
Always check your lot’s exact size and shape before planning a build.
🛠️ What About Sheds, Animals, or Home Businesses?
🧱 Sheds, garages, and pools are allowed — just keep them inside setback lines.
🐔 Farm animals are not allowed in R-1. In R-2, you might be allowed to keep a few personal animals, but not for farming or resale.
💼 Home-based businesses are okay if:
No customer visits 🚫
No signs or outdoor storage 🚫
No noise or traffic issues 🚫
