🧾 How Owner Financing Works (No Bank Required)

We specialize in simple, no-credit-check financing. Here’s how it works:

✅ What You’ll Need:

  • A valid photo ID

  • First payment: usually $249–$499 down + $250 doc fee

  • A monthly plan that works for you (usually 36–60 months)

🧠 What You Don’t Need:

  • A credit score

  • A loan officer

  • A pile of paperwork

We don’t penalize early payoff. We do believe land should be accessible.

🛑 One rule: You can’t live on or develop the land until it’s fully paid off. That keeps things legal and lien-free for everyone.

🧭 What to Look for Before You Buy

We’ll help you with this, but here are the key things to check:

🔍 Question

What’s the zoning? It depends. We have lots that are residential single family, residential 2 family, activity zoning 6 & 10 (allowing for mixed residential and commercial use!)

Can you build, camp, RV? All of our lots are zoned to be buildable, but some are longer term holds than others. For RV’s It depends. Putnam county would allow for RV’s while you build.

Is there power nearby? All of the properties are different, but you have tons of options. Ask if you’ll need to utilize Solar, or if you will be Grid tied?

What about water? Some properties have city water, but others would need well and septic!

Is it flood zone or high & dry? Most of our land is outside flood zone

What about protected species? We do not buy any land with known protected species on the lots (i.e no scrub jay zones), but it can never be guaranteed that protected species wont make their way on to your lot.

Can I visit it? Yes! Please! We send Google Pins so you can walk it anytime

⚠️ How to Avoid Land Scams

Land scams are everywhere on Craigslist and Facebook. Look out for:

  • Sellers who won’t provide a parcel number

  • No map, no contract, no visit option

  • CashApp/Venmo “deals” without documentation
